ROLEOVERVIEW

AsaMaintenance Technicianyou are responsible for residents’ satisfaction by providing an impeccable maintenance service and day-to-day upkeep of the development. Reporting directly to the General Manager and working collaboratively with the Residents Service Manager, you will ensure that residents have the best experience, and you will consistently deliver the highest levels of customer service.Hereare some ofthe tasks you’ll carry out:

• Work and interact with the residents to diagnose, repair, and resolve their issues
• Monitor, manage and oversee the planned preventive maintenance (PPM) and compliance requirements for your development via our H&S and PPM software
• Perform all relevant safety procedures for your development
• Manage and maintain all safety and maintenance records and documentation ensuring they are kept up to date
• Make sure the development is always clean, clear and presentable whilst ensuring residents and associates are safe and secure
• Maintain high standards of presentation around the externals to the building, carparks and all common parts including lifts, toilets and lounges.
• Manage any supplier attendance ensuring site rules are adhered to and sign off any completed works
• Attend cyclical defects and repair meetings to discuss trends and highlight concerns
• Manage and maintain the stock of supplies and spares
• Assist with all tasks assigned by the General Manager and work collaboratively to ensure the development is up to an exceptional standard, including bin rotation, cleaning and minor landscaping

• Solid record of carpentry, joinery, painting and decorating
• Basic plumbing and electrical experience

Maintenance Technician

Duties include:

• Carry out a range of technical duties to cover mechanical, electrical and general maintenance of the plant machinery and buildings
• Carry out planned preventative maintenance
• Proactively identify and remedy equipment maintenance issues to maximise production uptime
• Maintain appropriate records in line with the requirements
• Maintain and improve automated and high speed production and processing equipment

The ideal candidate will preferably:

• have completed a mechanical or electrical apprenticeship or equivalent
• have experience if troubleshooting, repair, maintenance and improvement of electromechanical equipment
• Be flexible with regards to overtime and shift work

About The Maintenance Engineer - Operative Role

Reporting to the Facilities team you will be responsible for ensuring that the Bolton and Manchester sites are maintained to a high standard and provide a safe, functional and happy place for our people.

You will be a point of contact on site for any facilities issues and queries, continually making sure that scheduled and reactive maintenance is carried out effectively and efficiently to support the continued operation of the business whilst meeting H&S requirements and all building related legislation.

Due to the nature of our business, as our Maintenance Engineer - Operative you will need to be flexible and available for on call duty.

Here's What You Can Expect To Be Doing As Our Maintenance Engineer - Operative

- All planned maintenance is on schedule
- Effectively plan own workload and ensure SLAs are hit across multiple sites
- Ensuring all reactive maintenance/jobs are completed in a timely manner
- Ensure sites decoration is in line with required standards and that programmes for titivation are adhered to.
- Ensure that the best and most relevant service is delivered in line with reasonable costs and budgets.
- Visit the sites daily or as frequently as required and support work at the outbases when necessary.
- Liaise with contractors and safely induct on site
- Ensure jobs are logged both proactively and reactively, and that all PPM schedules are completed.
- Ensure that we remain compliant will all legislation and building regulations
- Ensure on call rota’s are adhered to for the main sites, and where appropriate outbases or in the event of a site emergency.
- Ensure that building equipment is maintained as required to ensure the longevity of kit.
- Occasional overnight travel stays to UK based properties.

A Few Things About Our Maintenance Engineer - Operative

- You will have experience working in all or most aspects of general maintenance such as basic plumbing, joinery, electrical, general first fix problem solving.
- You will need a strong background in decorating.
- You will have building maintenance experience
- You will maintain up to date documentation
- Minimum 2 years working in a multi tasked general maintenance role.
- You will be pro-active in ensuring continuous improvement of our all of our sites, demonstrating the ability to identify and prioritise site requirements.
- Ideally knowledge and/or experience of Portable Appliance Testing and Legionella checks.
- Basic IT skills (excel, outlook etc).
- UK Driving license.
