This role is regionally based in Dublin.
Reporting to the Senior Property Project Manager you will have full ownership of all projects developing non trading and trading sites. This will include all aspects of Scoping, Design, Pre-construction, and Construction Management. Ownership of all aspects of the budget and financial management of the project. Stakeholder and Supplier Management along with ensuring all relevant Legislation is adhered to. You are responsible for developing new initiatives as required and identifying potential and actual blockers and solutions to enhance both newly acquired and trading properties in the estate.
You will have full ownership of trading and non-trading development projects signed off regarding Scoping, Design and Construction Management across the full project lifecycle
Providing a Capex /business case document considering benefits and detail of proposed design, construction, and delivery within programme timescales ready for Director sign off.
Delivering sites that maximise commercial opportunities and customer experience within specification & budget.
Managing all aspects of the Capex budget including review of quotations and raising POs.
Management of all aspects of site Health & Safety from design through to construction within Company Policy and to standard of CDM regulations including site audits.
Ensuring that relevant and current legislation including The Building Regulations and Planning are adhered to liaising with relevant departments internally and externally as required.
Own the project plan, setting goals and identifying and managing key milestones. Flexible & adaptable and challenging where appropriate.
Workstream Management of delivery with Principal Contractor, 3rd parties including internal Screwfix Departments and external providers.
Liaise with Estates & Acquisitions, Legal and maintenance teams to deliver the site on time, to standard & within budget.
Communication with TC Operational Team from Store team through to Director of Function level.
New Format Development projects as required to both enhance current Trade Counters and provide new formats to trade.
Develop new initiatives derived from a customer proposition as directed by senior management.
Contribute ideas towards build specification from review of completed projects. Carry out reviews of each project, identifying best practise, learnings and opportunities for future projects including proposals/ideas on specification.
